Real Estate Brokers Sold Fewer Homes in Baltimore in March

Real estate brokers in Baltimore, Maryland sold fewer houses during the month of March this year compared with the same period of 2010. Average selling rates of residential properties also declined in the region over the same period. Meanwhile, the time that a home for sale stays in the market before getting sold was also extended.

A total of 1,862 non-foreclosed dwellings and foreclosures for sale in Baltimore were purchased by buyers in March, representing a decline of almost 5% compared with March 2010 when 1,959 housing units were sold. The average selling rate of houses sold during the month was $241,223, declining by 7% compared with the $258,888 average price recorded a year ago. The number of days that houses stay in the market before getting sold has also increased.

With fewer people in the region to buy foreclosures for sale in Maryland during the month, the average time that a home for-sale remained unsold inched up to 135 days, representing an increase of 14.4% compared with March 2010. Housing sales and residential prices among the local markets of the Baltimore metro area provided varying results for the third month of the year. The region includes Ann Arundel, Baltimore, Baltimore City, Carroll, Harford County and Howard County.

In Baltimore City, real estate brokers sold 487 residences in March 2011, up by 3% compared with a year ago. However, average selling prices in the city tumbled by 29% year-over-year to $98,244. Meanwhile, Howard County's housing sales declined by 15% to record a total of 204 during the month of March 2011. The average price of dwellings in Howard also dropped, ending at $355,750 as of March of this year, down by 7% from year-ago levels.

In Baltimore County, fewer people buying foreclosures and regular houses visited the area during March of this year, resulting in sales plummeting in the region by 14% to reach a total of 483 units. The average selling rate in Baltimore County's residential market during the month was $228,493, representing a decline of 10% from March 2010.

In the area of Harford County, real estate brokers sold a total of 209 residential units, up by 15% from March of last year. Average selling rates in Harford held steady in March 2011 at $245,313, almost the same as the selling rate recorded last year. Realtors reported that Harford's housing market is benefitting from a surge in new residents who are mostly working for the U.S. military.
